Deciel Villa – Terms and Conditions of Booking

These Terms and Conditions apply to direct bookings made through the Deciel Villa booking engine.

1. Your Booking

The person named as the lead guest confirms that they are over 18 years of age, are authorized to accept these Terms on behalf of all persons included in the booking, and accept responsibility for all payments and obligations arising from it. A booking is confirmed when Deciel Villa sends written Booking Confirmation. Please check your Booking Confirmation carefully and notify us immediately of any incorrect or incomplete information. The Booking Confirmation, the property description, these Terms and Conditions, and any policies expressly referred to during the booking process form the agreement between you and Deciel Villa.

2. Accommodation and Guest Details

The accommodation may only be used by the guests named in the Booking Confirmation, and the maximum occupancy of the villa must not be exceeded. Any request to change guest names, dates, or villa must be submitted in writing. Changes are subject to availability and may affect the price. Events, parties, commercial use, professional photography or filming, and overnight stays by persons not included in the booking are permitted only with Deciel Villa’s prior written approval.

Guests are responsible for ensuring before booking that the villa, its facilities, and its location meet the needs of their party. Any important requirements, including accessibility, health, mobility, dietary, or other special requests, must be notified before booking. A request is not guaranteed unless confirmed in writing by Deciel Villa.

3. Price and Payment

The total booking price, currency, included services, payment dates, and any applicable taxes or charges are displayed during the booking process and confirmed in writing.

A deposit equal to 50% of the total booking value is required at the time of booking. The remaining 50% must be paid 30 days before check-in.

For bookings made 30 days or less before check-in, the full booking value must be paid at the time of booking.Payment may be made using the methods offered during the booking process. If payment is not made by its due date, Deciel Villa may contact the lead guest and cancel the booking in accordance with the applicable cancellation policy.

4. Cancellations and Changes by the Guest

Cancellations made more than 30 days before check-in: the 50% deposit is non-refundable.

Cancellations made 30 days or less before check-in: the full booking amount is non- refundable.

In case of no-show or early departure, the full booking amount remains payable.

5. Inability to Provide Accommodation

If Deciel Villa is unable to provide the agreed accommodation for reasons within its reasonable control, such as a double booking (overbooking), and cannot secure suitable alternative accommodation, the full amount paid will be refunded within 7 working days.

In the event of force majeure, meaning a serious event beyond Deciel Villa’s reasonable control, such as a fire, natural disaster, or pandemic, reasonable efforts will be made to find suitable alternative accommodation. If this is not possible, any refund and further obligations will be determined in accordance with applicable Greek law.

6. Guest Obligations

Guests must use the villa, its equipment, furniture, and outdoor areas with reasonable care and must comply with safety instructions, house rules, and local regulations.

The lead guest is responsible for the conduct of all members of their party and any visitors approved by Deciel Villa. Guests must not cause excessive noise, damage, danger, disturbance, or inconvenience to neighbours, staff, or third parties.

Children must be supervised at all times, particularly around the swimming pool, terraces, steps, outdoor areas, and any other facilities that may present a risk.

Pets are permitted only where agreed in writing before arrival.

7. Damage, Losses and Security Deposit

Guests must notify Deciel Villa as soon as possible of any loss, breakage, damage, or safety issue arising at the villa.

The lead guest may be held responsible for the reasonable cost of repairing or replacing damage caused by them, their party, visitors, pets, or persons for whom they are responsible, excluding normal wear and tear.

Where a security deposit or card pre-authorisation for damage is required, the amount and terms will be clearly stated during the booking process or in the Booking Confirmation.

8. During Your Stay

If you believe that an essential element of your stay is not being provided as agreed, please notify us immediately. This will give us a reasonable opportunity to investigate the matter and, where possible, resolve it during your stay.

Deciel Villa may require reasonable access to the accommodation for emergency maintenance, safety or security reasons, or essential repairs. Except in an emergency, reasonable prior notice will be given where possible.

The villa is provided exclusively for holiday use. It must not be used for unlawful purposes or in a way that may invalidate insurance cover, breach local regulations, or endanger people or property.

9. Third-Party Services

Unless expressly stated in the Booking Confirmation, flights, transfers, car rentals, excursions, wellness services, restaurant reservations, and other third-party services do not form part of your booking with Deciel Villa.

If Deciel Villa recommends or facilitates contact with an independent supplier, the contract for that service is between you and the relevant supplier. Deciel Villa is not responsible for the performance of services provided independently by third parties.

10. Property Information and Local Conditions

We make reasonable efforts to ensure that the villa description, photographs, and information on our website are accurate. However, photographs are intended to provide a general impression of the property, and minor changes may occasionally arise.

Deciel Villa is not liable for circumstances beyond its reasonable control, including weather conditions, temporary interruptions to electricity, water, or internet services, local works, road conditions, noise originating outside the property, or changes in the surrounding area. This provision does not limit any rights that cannot lawfully be excluded.

11. Insurance and Personal Belongings

Guests are advised to obtain suitable travel insurance covering trip cancellation, medical needs, personal belongings, personal liability, and activities undertaken during their stay. Guests remain responsible for their personal belongings. Deciel Villa is not liable for loss, theft, or damage to personal belongings, unless such liability cannot lawfully be excluded.

12. Personal Data

Personal data is handled in accordance with the Deciel Villa Privacy Policy. The lead guest confirms that they are authorised to provide the personal data of other guests where necessary for the management of the booking and stay.

13. Governing Law

These Terms and Conditions are governed by Greek law. Nothing in these Terms limits any consumer-protection or jurisdictional rights that cannot lawfully be excluded. If any part of these Terms is found to be invalid or unenforceable, the remaining provisions will remain in effect.
